Surge in US steel frame construction predicted for UK
Published: June 2005
John Dennis, Managing Director of SteelTek Systems Limited, is confident that the rapid expansion of new homes in America built using the steel frame system for increased safety measures is the precursor to adoption in the UK market.
American homeowners are currently examining the integrity of their home's construction and most of them will conclude that steel framing is a safer choice than timber. Housebuilding contractors and architects are predicting a substantial increase in steel frame orders, as safety becomes a priority in an unstable climate. A substantial percentage of new houses are now built using the steel frame system.
In the US, most of Florida’s builders traditionally construct with timber but it is widely felt that homeowners prefer the strength of steel and they are now putting pressure on builders to take advantage of steel framing.
Florida law now requires that all waterfront homes should be built to withstand 140 mph, approximately 225 kmh winds. However, when building inland, most homes are only required to be able to withstand winds of 110 mph (176 kmh). Expert opinion is that this is not sufficient. Using the the steel frame system homes can with stand a minimum wind speed of 130 mph (209 kmh)- and can be easily and economically engineered to stand much stronger wind speeds.
Simplicity is the key to structures built using the steel frame system. All components are pre-engineered, pre-manufactured, easy and fast to assemble. There is no need for engineering expertise on site. The frame consists of a heavy primary structure and a lightweight secondary structure. The system is ‘warm frame’ – that is, insulated to provide a weather tight exterior which ensures that the frame is warm and dry at all times.
Although hundreds of steel framed homes have already been built in Florida, USA, many local inspectors are still new to this technology. To resolve this knowledge gap excellent technical support alongside full, detailed and easy-to-follow assembly drawings is required. As added security for customers the services of a Project Director who will train the contractor and ensure the structure is safely and correctly erected may well be required as steel frame system usage in building projects rapidly expands.
John Dennis acknowledges that this article concerns housebuilding in the USA, however the tenet, operational requirements and projected expansion apply equally to the UK in this fast growing market. John is insistent that safety and a feeling of security is a prerequisite for the house owner. 'SteelTek is at the forefront of the expansion of use in steel frame system construction within the UK' John adds 'quality of build is a priority for the UK house and commercial property buyer, SteelTek's ethic of operation and production is geared to this end.'
